NOTICE OF TRUSTEE’S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Carbon County Court Complex, 149 East 100 South, Price, Utah  84501, on January 3, 2019, at 10:00 a.m. of said day, for the purpose of foreclosing a trust deed dated June 12, 2007, and executed by PAUL CATA, INDIVIDUALLY, as Trustor, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (“MERS”) SOLELY AS NOMINEE FOR BANK OF UTAH, A UTAH CORPORATION, ITS SUCCESSORS AND ASSIGNS as Beneficiary, which Trust Deed was recorded on June 19, 2007, as Entry No. 123994, in Book 648, at Page 277, in the Official Records of Carbon County, State of Utah covering real property purportedly located at 360 South 100 West, Price, Utah 84501 in Carbon County, Utah, and more particularly described as:

BEGINNING AT A POINT 619 FEET EAST AND 209.5 FEET NORTH OF THE SOUTHWEST CORNER OF THE SOUTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 21, TOWNSHIP 14 SOUTH, RANGE 10 EAST, SALT LAKE BASE AND MERIDIAN, AND RUNNING THENCE EAST 139.5 FEET; THENCE NORTH 50 FEET; THENCE WEST 139.5 FEET; THENCE SOUTH 50 FEET TO THE POINT OF BEGINNING.  Tax ID: 01-2078

The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owner of the property as of the recording of the Notice of Default is PAUL CATA, INDIVIDUALLY.

Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale.  Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds.  Cash payments, personal checks or trust checks are not accepted.
