Attention Carbon County Residents: Important Property Tax Adjustment Information After the Recent Flood

If your property has been affected by the recent flood, you may be eligible for a property tax adjustment under Utah law. According to Section 59-2-1004.5 of the Utah Code, property owners can apply for a reduction in their property’s taxable value if it has sustained significant damage due to a natural disaster, including floods.
What You Need to Know:
  • Eligibility: Your property must have suffered a decrease in taxable value of at least 30% due to the flood.
  • Exclusions: You cannot receive an adjustment if the damage was intentional or due to your own inaction.
  • How to Apply: File an application with your county board of equalization.
  • Deadline: Apply by the later of the standard deadline or 45 days after the flood occurred.
Application Process:
  1. Submit your application to the county board of equalization.
  2. A hearing will be held within 30 days of your application.
  3. You must prove that your property value decreased by at least 30% due to the flood.
  4. If approved, the taxable value of your property will be adjusted based on the remaining portion of the year after the flood.
