It’s that time of year again! Every year, the Carbon County Assessor’s Office begins the process of a detailed review for a section of the county.
The Utah State Annotated Code mandates that Cyclical Appraisals be done on every property in the county every five years. (59-2-303). This year, the area to be evaluated is known as the “Water District.” This is the un-incorporated areas of the county such as Spring Glen, Carbonville, Westwood, Coal Creek, Miller Creek, etc. These are areas in the main populated valley that are not part of a city.
If you own property in this area, you may have already received a questionnaire in the mail for
the details of your property. While this information is voluntary, it helps the Assessor’s Office be more accurate in their valuation of your property. As state code requires, the appraisal of your property is done using a “mass appraisal system.” By including your details from the questionnaire, the values become much more accurate and fair to you as a tax payer.
The values that are being gathered will be used to determine the market and taxable value for the 2018 tax year. 2017 values have already been determined, and you will be receiving a disclosure notice of your 2017 tax assessment in the mail in the near future from the County Auditor’s Office. If you feel that there is an error in the valuation of your property, you may appeal the value through the Board of Equalization by filing an appeal with the Carbon County Clerk no later than September 15. In-person Board of Equalization hearings will take place August 28 through August 30. Payment of 2017 taxes is due November 30.
