Carbon County Site Plan Meeting Hosted on Tuesday

Several building lots in the local area were under discussion for improvement at the Carbon County site plan meeting that took place on Tuesday.

Dave Levanger, director of planning and zoning for Carbon County, and the other members of the site plan committee met and discussed each plot of land within the site plan.

At 1144 South 600 West, Mary Thayne applied for a settlement of the estate. It is a one-lot subdivision. Easement across the land needs to be obtained between each paved street, and that was the main issue that was looked at. It is already connected to water and sewer. The traditional access for the lot has been to the east and there is no concern about access to the property due to the already existing paved roads. The committee stated the easement should come through the east, which is from where the water flows . Permanent easement needs to be in place before it is recorded; otherwise the application passed.

The next property up for discussion was 1622 South Highway 6. This property is a two-lot subdivision and the request is not for public improvement. In the past, the Carbon County Commission allowed a zone change on the older white home into a half-acre lot. This action puts the home on its own lot. The committee’s decision was that two water meters are required for the lot. Water meter connections need to be separated before the council will approve. The lot was determined as a passed motion with a stipulation.

The final property of the night discussed was at Deer Hollow. The applicant is looking for approval on lots one and two, although it is technically a three-lot area. One of the existing homes on the property is going to be demolished. Levanger stated that they are basically creating two new lots for two new homes. Water and sewer are all available and fire codes are met. The main concern is that the developer needs to be sure that the foundation is of high exposure due to the field dropping off significantly from the roadway. The developer also needs to surrender two water shares. Otherwise, the motion for the property was passed.
