The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the Carbon County Court Complex, 120 East Main Street, Price, Utah 84501, on November 29, 2018, at 10:00 a.m. of said day, for the purpose of foreclosing a trust deed dated September 17, 2015, and executed by CARSEN L. BLACK, INDIVIDUALLY, as Trustor, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. (“MERS”) SOLELY AS NOMINEE FOR BANK OF UTAH, A UTAH CORPORATION, ITS SUCCESSORS AND ASSIGNS as Beneficiary, which Trust Deed was recorded on September 21, 2015, as Entry No. 830024, in Book 851, at Page 22, in the Official Records of Carbon County, State of Utah covering real property purportedly located at 2484 South 500 West, Price, Utah 84501 in Carbon County, Utah, and more particularly described as:

BEGINNING AT A POINT 1805.88 FEET NORTH 89°23’37” EAST AND 183.54 FEET NORTH 34°30’ EAST FROM THE WEST QUARTER CORNER OF SECTION 32, TOWNSHIP 14 SOUTH, RANGE 10 EAST, SALT LAKE BASE AND MERIDIAN; THENCE NORTH 34°30’ EAST 110.0 FEET; THENCE SOUTH 55°30’ EAST 193.62 FEET; THENCE SOUTH 34°30’ WEST 10.00 FEET; THENCE 100.31 FEET ALONG THE ARC OF A CURVE TO THE RIGHT HAVING A CENTRAL ANGLE OF 7°48’01” AND A RADIUS OF 736.81 FEET (CHORD BEARS SOUTH 38°24’00” WEST 100.23 FEET); THENCE NORTH 55°30’ WEST 186.80 FEET TO THE POINT OF BEGINNING.
ALSO KNOWN AS LOT 2, ROBERTSON’S RANCHETTES, A NON-REGULAR SUBDIVISION.
EXCEPTING THEREFROM ALL OIL, GAS, AND OTHER MINERALS WITHIN OR UNDER SAID LAND.

The current Beneficiary of the trust deed is UTAH HOUSING CORPORATION, and the record owner of the property as of the recording of the Notice of Default is CARSEN L. BLACK, INDIVIDUALLY.

Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Lincoln Title Insurance Agency in the form of a wire transfer, cashier’s check or certified funds. Cash payments, personal checks or trust checks are not accepted.
