NOTICE OF TRUSTEE’S SALE

The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of the sale, at the front steps of the Emery County Courthouse at 1850 N. Des Bee Dove Rd., Castle Dale, Emery County, Utah, on January 13, 2022 at the hour of noon of said day, for the purpose of foreclosing a Deed of Trust originally executed by Joseph Leon Ferran and Sue A. Ferran, Trustors, in favor of Desertview Federal Credit Union, covering real property located at 270 West Elmo Road, Elmo, Utah 84521, and more particularly described as:

The current beneficiary of the Deed of Trust is Desertview Federal Credit Union and the record owners of the property as of the recording of the notice of default are Joseph Leon Ferran and Sue A. Ferran. This Deed of Trust is recorded on April 27, 2018, as Entry Number 417278, of the records of the Emery County Recorder. Bidders must be prepared to tender to the trustee $20,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier’s check or certified funds.

The trustee maintains a bona fide office in the state meeting the requirements of Subsection 57-l-2l(l)(b).
