NOTICE IS HEREBY GIVEN The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at entrance to the CARBON COUNTY DISTRICT COURT located at 120 E Main St., Price, Utah, on January 13, 2025 at 10:00 am., for the purpose of foreclosing on a Trust Deed executed by Gary Robert Wilson, as Trustor, and S&M Real Estate Solutions LLC, as Beneficiary. The Trust Deed is dated April 19, 2023, recorded on April 20, 2023, as Entry No. 864589, Book 1047, Page 567, in the official records of Carbon County Recorder, State of Utah, and the property located in Carbon County, State of Utah, is more particularly described as follows:

A Substitution of Trustee and Notice of Default were recorded on September 4, 2024 as Entry 870396, Book 1080, Page 92, and Entry 870397, Book 1080, Page 93, respectively, in the official records of the Carbon County Recorder, State of Utah.
The undersigned Substitute Trustee has elected to sell or cause to be sold all right, title and interest of the Trustor in and to the real property described in the aforementioned Trust Deed in order to satisfy such obligations in favor of the Beneficiary.
Bidders must tender to the Substitute Trustee a deposit of five thousand dollars ($5,000.00), at the time of sale and the balance of the purchase price is due by 12:00 p.m. MST on the first business day following the sale.
