Ryan and Mandy Peterson, owners of In & Out Inspections LLC, have been serving the local community since 2012 after the duo took over the business. The business started as a part-time commitment for the pair before they recently made the leap to operating the business full-time.
Ryan completes all the inspections and tests for the company himself. A member of the International Association of Certified Home Inspectors, Ryan is certified to complete home and commercial property inspections as well as radon, mold and meth testing. Customers can also request sewer camera inspections. Mandy works on the other end of the business answering phones calls, organizing appointments and much more.
Inspections start at $300 and include a thorough exam of the home or commercial property, which takes two hours or longer. Ryan examines hundreds of components of the structure’s systems, including ventilation, heating, cooling, foundation, drainage, roofing, electrical and plumbing. A report, often 50 pages or longer, is then provided detailing each inspection.

For extra assurance, In & Out Inspections offers many other services to test the safety of homes or commercial properties. Peterson can conduct mold and meth tests to ensure that homes are safe through laboratory analysis. Clients can also work with Ryan to watch a live video of their sewer line and identify any problems or concerns.
Finally, Ryan can test for radon, a radioactive gas that is common to the area that has no smell, taste or color. The gas comes from the natural decay of uranium found in rock and soil, and is the second leading cause of lung cancer in the United States, Ryan explained. In & Out Inspections can test for radon for a small fee.
